Job Description

Position Purpose: 

The Maintenance Manager is responsible for leading and directing all aspects of company property and facilities maintenance, ensuring operations are carried out in a safe, efficient, and professional manner. This role requires a dynamic and experienced leader who can effectively manage teams, allocate resources, and make sound operational decisions in a fast-paced environment. The successful candidate will be committed to delivering best-in-class service, fostering a culture of accountability and continuous improvement, and supporting Veolia's mission to protect public health and the environment.

Primary Duties/Responsibilities: 

  • Leadership & Team Management
    • Directs, manages, and develops a team of maintenance professionals, fostering a culture of accountability, safety, and continuous improvement.
    • Establishes clear performance expectations, conducts regular evaluations, and provides ongoing coaching and mentorship to drive team growth.
    • Manages staffing levels, scheduling, recruitment, and onboarding to maintain a high-performing maintenance organization.
    • Addresses employee relations matters in a timely and professional manner escalating as appropriate.
  • Strategic Planning & Resource Management
    • Develops and manages departmental budgets, monitors expenditures, and tracks KPIs related to maintenance activities, safety performance, and team productivity.
    • Plans and prioritizes short- and long-term maintenance projects, balancing operational needs with available resources.
    • Evaluates and recommends capital equipment purchases and upgrades to improve operational efficiency.
    • Exercises sound judgment in reallocating resources when faced with obstacles such as inclement weather, equipment breakdown, or staffing shortages.
  • Safety Leadership
    • Champions a safety-first culture, ensuring all team members adhere to established safety standards including Confined Space Entry, Lockout/Tagout, Hot Work Safety, work zone safety, and water safety protocols.
    • Conducts regular safety meetings, toolbox talks, and job hazard analyses to proactively identify and mitigate workplace risks.
    • Investigates incidents and near-misses, identifies root causes, and implements corrective actions to prevent recurrence.
    • Serves as a key member of the Veolia NJ Emergency Response Team.
  • Property & Facilities Maintenance
    • Oversees all aspects of property maintenance including landscape work, tree work, fence installation and repair, storm drain installation, road and parking lot construction, and snow removal.
    • Supervises shoreline erosion control projects, flood control operations, debris burning, and brush and forest fire response on watershed property.
  • Contracted Services & Project Oversight
    • Provides strategic oversight of contracted services, ensuring service levels are best in class and aligned with Veolia's standards.
    • Develops contractor scopes of work, manages service agreements, and conducts on-site inspections to ensure timely and successful project completion.
  • Environmental & Regulatory Compliance
    • Oversees compliance with the department's backflow and cross-connection control program and coordinates pesticide application activities under the incumbent's NJ DEPE Pesticide Applicator's License.
    • Supports reservoir treatment activities, maintains oil and waste spill response equipment, and drives Veolia's corporate recycling and sustainability initiatives.
  • Interdepartmental & Community Relations
    • Maintains active liaison with internal departments and external agencies including the Board of Health, Departments of Public Works, Bergen County Cooperative Extension Service, County Mosquito Commission, and State Fish, Game and Wildlife Commission.
    • Engages professionally with residents and community leaders on watershed-related issues and collaborates cross-functionally to align maintenance activities with organizational goals.

Qualifications

Education/Experience/Background: 

  • Bachelor's degree in Business Administration or related field preferred; equivalent work experience will be considered.
  • Minimum of 10 years of experience in general facilities and grounds maintenance with demonstrated progression into leadership and management roles.
  • Experience with Maintenance Management Systems is desirable.
  • Water treatment experience is desirable.

Knowledge/Skills/Abilities: 

  • Demonstrated ability to manage multiple crews simultaneously across various disciplines and locations.
  • Comprehensive experience in building maintenance trades including plumbing, carpentry, welding, roofing, masonry, and painting.
  • Extensive knowledge of land and grounds maintenance including tree work, excavation, brush clearing, road maintenance, and fence repairs.
  • Ability to operate or demonstrate working knowledge of heavy equipment including backhoes, bulldozers, skid-steers, work barges, and boats.
  • Proficient in Microsoft Office Suite with strong emphasis on PowerPoint and Excel

Required Certification/Licenses/Training: 

  • Must be able to obtain an NJDEP T-1 Water Treatment License and NJDEP Pesticide Applicator's License within 1 year of hire.
  • Must possess or obtain a Backflow/Cross Connection Testing Certification.
  • Must maintain a valid NJ DMV Boater's Endorsement License and a valid driver's license.

Additional Information

Pay Range: $110000 to $125000 per year.
